A housing repair is an emergency if:
- there is an immediate risk to someone's health or safety
- there is a risk of serious damage to your home
If you are a council tenant and your repair is an emergency, speak to customer services immediately.
Our emergency repairs service is available 24 hours a day, 365 days a year. We have a dedicated team who will either carry out the repair immediately or make the situation safe and arrange a full repair as soon as possible.

Examples of emergency repairs
Water and leaks
- severe leaks or burst pipes
- no water supply
- blocked toilet (if only one in the home)
- water leaks affecting electrics or causing damage
Gas, heating and fire safety
- no heating or hot water (from 1 November to 30 April)
- suspected gas or boiler faults (but not gas leaks)
- faulty smoke alarms or carbon monoxide alarms
Electrics
- complete loss of power
- unsafe electrical fittings
Doors, windows and security
- insecure external doors or ground-floor windows
- broken locks where the property cannot be secured
Outside the property
- unsafe structures such as chimneys, walls or manhole covers
- emergency boarding-up if the property is insecure
