Maltfield House

Oxford City Council has awarded a contract to Kidlington-based construction company Kingerlee.

 This is the first step towards redeveloping the former Maltfield House site in Northway into much-needed affordable new homes. 

Maltfield House, previously used as a children’s home until the COVID pandemic, now sits derelict. It will be transformed into a 100% affordable, modern residential scheme designed to be energy-efficient, accessible, and in keeping with the surrounding neighbourhood. A detailed planning application will drawn up over the coming months, with a projected target of building 15 homes for social rent on the site.  

The project forms part of the Council’s wider Affordable Housing Supply Programme. The Council aims to build 2,000 new homes over the next decade, over half of which will be council homes. 

The Council is aiming to apply for planning permission in early 2026. If permission is granted, the programme target completion date is for 2028. 

Social Rent 

Where possible, we provide council homes let at social rent.  This is the rent paid by nearly all our tenants and some housing association tenants. Social rent is calculated using a government formula which takes account of the size and value of a home and average regional income. In Oxford, this typically means around 40% of the rent a private landlord would charge for the same home.
