Find out what repairs you are responsible for as a shared owner and how to report a repair.
Your responsibilities
Under the terms of your shared ownership lease, you are responsible for certain repairs in your home, including:
- your boiler and heating systems
- electrical issues, including faulty sockets
- gas appliances and pipework
- plumbing issues, like a leaking tap or a toilet that will not flush
- the glazing in your windows
When arranging repairs, make sure you use suitably qualified tradespeople. They must have:
- valid public liability insurance
- the required qualifications or certifications for their trade, especially for gas and electrical work

Our responsibilities
We are responsible for the building’s structure, exterior and shared areas. These are funded through your service charge.
This includes:
- window frames (not the glazing), catches and locks
- main stop taps inside your property
- your front entrance door
£500 annual repairs allowance
If you have a new model shared ownership lease, you can claim up to £500 each year towards the cost of essential repairs during the first 10 years of your lease. This allowance is not available for original model shared ownership leases.

How to report a repair
If you are a shared owner and need to report a repair in a communal area or on the estate, speak to customer services.
When you report a repair, make a note of the repair reference number and its priority.
If the repair is not completed within the expected timeframe, or you are not satisfied with the quality, speak to customer services again and quote the repair reference number so this can be followed up.
