As a leaseholder, you are usually allowed to sublet your property provided it is permitted in the terms of your lease and you are not a leaseholder at Singletree.

Before you sublet

Before subletting, you should:

  • check your mortgage agreement as you may need permission from your bank or building society
  • tell us you intend to sublet and provide a contact address for yourself or your managing agent in case of emergencies. Your buildings insurance may be invalid if you do not do this
  • tell us who is living in your property. We need this to issue parking permits and provide other services

Your responsibilities as a leaseholder

If you sublet your property, you are still responsible for meeting the terms of your lease.

This means:

  • you are responsible for your tenant’s behaviour
  • you are still responsible for paying ground rent and service charges
  • if your tenant breaks the terms of the lease, we will take action against you, not your tenant

We recommend that your tenancy agreement includes the same rules and regulations that apply to you under your lease.
