Renters' Rights Act
The Renters' Rights Act 2025 came into force on 1 May 2026 and introduces significant reforms to the private rented sector in England.
Key changes include:
- the abolition of Assured Shorthold Tenancies (ASTs)
- the end of fixed‑term tenancies
- all private tenancies becoming assured periodic (rolling) tenancies
- the removal of Section 21 'no‑fault' evictions
- new processes for ending tenancies and increasing rent
