Guide to evictions and notice to quit

Most renters and all assured shorthold tenants can only be evicted via the 3 stage process outlined below:

  1. Valid notice to quit (using a special form)
  2. Possession order from the county court
  3. Bailiff’s warrant (you should get 2 weeks’ notice of the bailiff’s visit)

This does not apply to lodgers who live with their landlords and share facilities such as a kitchen or bathroom. Lodgers can be evicted after “reasonable notice” without a court order.
