An Energy Performance Certificate (EPC) is a mandatory certificate for any landlord putting their property on the letting market. The EPC is a rating that measures the energy use and carbon emission efficiency of a building that ranges from A to G (A being the most energy efficient and G being the least). You can be fined between £500 and £5,000 (based on value of building) if you do not make an EPC available to a tenant.

Properties owned by accredited landlords should have achieved the highest EPC ratings possible, within reason, for the property construction type.

At minimum, we expect properties managed by accredited landlords to be 'D' rated.

Landlords and agents with properties rated E to G will need to provide evidence that continued energy improvement works to their managed properties have been carried out and that improvements are ongoing to those properties that fall below this standard.

How can I get an EPC?

To obtain an EPC you should find an accredited Domestic Energy Assessor (DEA) following the UK Government’s EPC register on GOV.UK.

The DEA will assess your home and give you a digital certificate of the energy performance of the property. Landlords must renew their properties’ EPC every 10 years.
