What is an Emergency Repair?

Emergency repairs are repairs carried out to make your home safe if:

  • There is a real risk of injury or major damage to the property
  • The property is not secure

  • Water leak.
  • Board up and make safe door or window.
  • No power to light circuits or to sockets.
  • No heating/hot water between 1 November - 30 April.

What is an Urgent Repair?

Urgent Repairs are generally small repairs to:

  • Prevent major inconvenience to the tenant.
  • Prevent immediate damage to the property.
  • Prevent a health or security problem.

We will attend to an Urgent Repair within 3 days (excluding weekends and Bank Holidays).

Examples of Urgent Repairs

  • Overflow pouring.
  • Replace carbon monoxide monitor or smoke detector.
  • Waste pipes blocked or leaking.
  • Loss of heating or hot water during periods of cold weather, from 1 November to 30 April.

Exceptional circumstances, such as someone's medical condition, can upgrade the response time to a repair.

Will I be charged for this service?

You will also be charged if when we attend we find that:

Is there an Out of Hours Emergency Repair service?

Our Emergency Service operates 24 hours a day, 7 days a week, 365 days a year.

We have a dedicated Emergency Out of Hours Team who will at the very least carry out a temporary repair to make the situation safe with a view to carry out a permanent repair as soon as possible following the emergency repair.
